Buying property with a Septic System
To ensure that septic systems (conventional septic systems, cesspools, and innovative/alternative systems) protect human health and the environment, Title 5 of the Code of Massachusetts Regulations generally requires that systems be inspected when the property is sold. It’s important to ensure that the septic system is functioning properly and meets code to avoid unexpected repair expenses and delays in purchasing property.
Massachusetts Homestead Law
The Massachusetts Homestead Act now automatically protects the equity of a person’s primary residence from civil attachment for up $125,000. However, many homes in Massachusetts are worth far more than that. To fully protect your home, you can increase the amount of equity protection to $500,000 by filing a written Declaration of Homestead with the county registry of deeds for $35.00. Homestead forms are available online at the Massachusetts Secretary of State website.
