Real Estate Buyers
The Law Office of David R. Rocheford specializes in Massachusetts real estate law, so we know the ins and outs of real estate purchasing and refinancing. We have the expertise and years of experience that come with handling thousands of real estate transactions, large and small, for people just like you. We can help you successfully complete your residential real estate transaction with minimal hassle and stress.
Our job is to ensure that all the required documents are in good order and properly completed and filed to avoid unnecessary delays and added expense. We’re here to protect your rights and help you avoid future problems that can arise from a poorly drafted purchase and sale agreement; incomplete paperwork; and any state, federal, and local regulatory compliance issues.
We accommodate your schedule, not ours.
Buying a home can be stressful enough without the additional headache of trying to work around your attorney’s schedule. That’s why we work around yours. From title searches to closings, we make ourselves available when you need us, not when it’s convenient for us. And to ensure that everything goes smoothly, we communicate with our clients clearly and often to keep them informed.
To make the process even easier, we offer highly-competitive, guaranteed flat rates for all of our real estate transaction fees so you know upfront what your cost will be. We even offer flat fee options for other services, including seller and investor representation.
Our real estate services include:
• Title and escrow services
• Loan closings
• Closing Disclosure (CD)
• Refinancing support services

Buying property with a Septic System
To ensure that septic systems (conventional septic systems, cesspools, and innovative/alternative systems) protect human health and the environment, Title 5 of the Code of Massachusetts Regulations generally requires that systems be inspected when the property is sold. It’s important to ensure that the septic system is functioning properly and meets code to avoid unexpected repair expenses and delays in purchasing property.
Massachusetts Homestead Law
The Massachusetts Homestead Act now automatically protects the equity of a person’s primary residence from civil attachment for up $125,000. However, many homes in Massachusetts are worth far more than that. To fully protect your home, you can increase the amount of equity protection to $500,000 by filing a written Declaration of Homestead with the county registry of deeds for $35.00. Homestead forms are available online at the Massachusetts Secretary of State website.
